Our experienced lettings team offer a wide range of services to appeal to all types of investor, from the novice, arm chair investor to more experienced corporate landlords. Our levels of service are always tailored to meet the individual client needs whether it is a simple tenant find or all the way through to a fully managed service.

We work proactively to ensure that we find the best quality tenants, achieving the best possible rents and terms for our landlords and through our hands-on approach we do everything we can to protect both our landlord’s investments and our tenants wellbeing.

We have over 30 years’ experience within the Leeds City Centre market and use this local knowledge to provide our clients with first class advice, guiding them through the rental journey from start to finish.

At Sanderson Weatherall we like to do things a little differently and pride ourselves on the quality of service every client receives. To help each property achieve the best rental value we offer a bespoke service to provide landlords with advice on how to present their property in its best light. This can range from a full refurbishment job, to the small touches, such as a quick lick of paint or well placed vase of flowers.

Tenant Find Only

Under this service level we will:

  • Market the property for you
  • Negotiate tenancy terms with applicant
  • Undertake references
  • Draw up tenancy paperwork
  • Produce a fully photographic inventory
  • Collect 1st month’s rent and deposit
  • Register deposit with TDS if agreed with client
  • Complete move in with utility providers

Costs for this service level are as follows:

Initial cost half the first month’s rent, minimum fee £500 & Vat

Renewal charge £50 & Vat per tenancy renewal

Rent Collection

Under this service level we will

  • Market the property for you
  • Negotiate tenancy terms with applicant
  • Undertake references
  • Draw up tenancy paperwork
  • Produce a fully photographic inventory
  • Collect 1st month’s rent and deposit
  • Register deposit with TDS if agreed with client
  • Complete move in with utility providers
  • Invoice and collect rent payments from the tenant on a monthly basis
  • Manage rent arrears
  • Carry out periodic inspections of the property and report findings to the landlord

Costs for this service level are as follows:

Initial set up cost £200 & Vat per new tenancy

Monthly commission 6% & Vat

Renewal charge £50 & Vat per tenancy renewal

Fully Managed

Under this service level we will

  • Market the property for you
  • Negotiate tenancy terms with applicant
  • Undertake references
  • Draw up tenancy paperwork
  • Produce a fully photographic inventory
  • Collect 1st month’s rent and deposit
  • Register deposit with TDS if agreed with client
  • Complete move in with utility providers
  • Invoice and collect rent payments from the tenant on a monthly basis
  • Manage rent arrears
  • Carry out periodic inspections of the property and report findings to the landlord
  • We will also manage all repairs and maintenance under this service

Costs for this service level are as follows:

Initial set up cost £200 & Vat per new tenancy

Monthly commission 10 % & Vat

Renewal charge £50 & Vat per tenancy renewal
