The Government has finally decided to bring in new regulations in relation to electrical safety in rented accommodation.

Whilst they haven’t issued their guidance notes as yet, the framework of the legislation is clear.

From the 1st July this year, it will be a legal requirement for landlords and letting agents to provide new residential tenants with a current electrical safety certificate. This will also apply to all renewed tenancies from the 1st July 2020.

From April 1st 2021, it will be a legal requirement for ALL rented properties to have a valid electrical safety certificate.

The certificate will be valid for a period of 5 years before it is required to be renewed.

If your property fails the inspection you will have a period of 28 days to complete the remedial works.

The landlord or agent must ensure that all tenants are provided with a copy of the certificate and any new are also provided with a copy.
